DOB Domino Effect
Long story short… I had an electrician move my electrical meters to the outside of my building. During the DOB inspection, the inspector issued a violation for unfiled for electrical work in the basement that was done prior to my owning the house. I hired another electrician to certify the work and remedy some small issues, and file for this work. Yesterday, was the inspection and he cleared the violation and issued a new one related to two subpanels on the second floor that were never filed for (Also installed prior to my owning the house). So, it looks as though I will have to file for those as well which means that the inspector will need to go upstairs to inspect them and will likely notice the fact that the kitchen was remodeled without being permitted. So, I turn to you for advice on this. Do I just let things be? If I do that, when I go to sell the house, will it be an issue if there is an open violation? If I go ahead and file for the subpanels, should I also preemptively file the kitchen? If this is the recommended course of action, what would be involved? Would I hire an expeditor? Architect? Any advice would be appreciated. I want to put this behind me.

So, In case anyone checks the archives, this was resolved. We got lucky and a very happy DOB inspector in a good mood showed up and passed us in 5 minutes. I’m farily certain that if either of the first two inspectors showed up, they would have found something else, but thats just conjecture at this point.

There are electrical requirments for a kitchen renovation, often ignored. Just try to clear the current violation. My guess is the inspector will not be interested. If he issues more violations please let us know here.

Unless it is something egregious the electrical inspector will only write up electrical violations.

This page implies that a permit wouldn’t be needed for a sink replacement as long as the supply lines weren’t moved… “**Work That Does Not Require a Permit** Simple repairs or direct replacement of existing faucets or fixtures such as toilets and sinks are considered cosmetic work and do not require a permit. Technically a plumbing permit should have been pulled since the sink was removed and replaced.

you dont need to get permit for kitchen remodeling work as long as if it is legal and you dont touch main elements such as structure or plumbing risers. All you need to do file electrical changes. You need to hire electrican-experienced!!!
