Discrepancy between Certificate of Occupancy and the Building Informations System website of the DOB

When looking up the SRO status of a building on the building information system page of the DOB website, the line item dealing with SRO Restriction says there is SRO Restriction on the building.  However, when clicking the link to the C of O (on the same page), the C of O says that the building is a legal 2 family.  Has anyone else experienced this?  If so, any suggestions on how to clear up the discrepancy? Thanks!

Occasionally I have to do batch look ups of C of Os. You really have to check the address – parts of the BIS is like a messy, jumbled file cabinet. Funny, when you send in a correction by e-mail, they fix it and write you back like nothing was ever wrong in the first place….

I can’t remember the specific DOB office that I called; but when I explained the situation, I was told to fax Tina Lopez @ 212-566-3075 with any evidence that the building is not an SRO. I faxed her the C of O for review and asked that she amend the Property Profile Overview to reflect the building’s correct status. The funny thing is that I got the C of O off the DOB website, so I was really just feeding their own information back to them. The frustrating thing was that this issue was brought up to two lawyers, two real estate agents, one architect, a buyer, a seller, and an expediter and none of them was willing or able to get it fixed. Sometimes you just gotta go to the source yourself.

Had the same problem. I called the DOB and faxed them a request to update their online records, along with a copy of the CofO. Took a couple of days to fix the error.

All the time.  Make sure the C of O listed is for the correct address.  You will also see the wrong one listed sometimes.
