C of O minimum requirements
what are the minumum requirements of finishes to obtain a C of O after construction?
Let´s assume plumbing, heating, electric and sprinkler have all been finished up to code:
Floors – are subfloors ok?
Walls – are unfinished walls ok?
Kitchen and bath – what´s the minumum requirement?

BTW – unfinished walls are probably not okay – it’s a certificate-of-occupancy, which means that if the walls aren’t framed and finished, the apartment is not in an occupiable state

Depends on the kindo of C/O. The requirements for a 1-family and 2-family home are different from a 3-fam or 4-fam. In most cases you’ll need to file a DOB permit, get the plans approved by their RA and if they agree with the work you’re doing, you won’t have much trouble. The electrical and plumbing inspections are separate from the DOB inspection. You’ll need to make sure that the house is up to code (don’t assume that it is – you’ll be surprised at the things they find – my under-cabinet lighting was hooked up to the GFI circuit and I failed the electrical inspection) – this means everything from having signs up in your foyer, floor and apartment markers, no peeling paint. If it’s a 3-fam or higher, the sprinkler system requirements are more exacting (new code, for example all sprinkler pipes need to be a specific shade of red or they fail you). Silly things can trip you up – for example there needs to be a GFI outlet every 3 feet in every kitchen and no light switches behind a door. Peepholes and safety chains on fire-rated doors out of every apartment. Self-closing doors, etc. etc. The way it works is that they schedule an inspection which you’ll in all likelihood fail but it’ll give you a list of things to fix and about a couple of months to fix them. I needed to have 4-5 signs in my hallway with the HPD registration number, CO statement, boiler-room key contacts, etc.

u will need to get sign-off on construction/plumbing, gas and electric. thanks, Giyora Tsafrir

I don’t know the specifics of what’s required but I think it has to have a basic kitchen and bathroom. In raw space, I’ve seen these and heard them called “c of o” kitchens – they’re those inexpensive 1 piece units like this: http://www.compactappliance.com/CK36-1-Avanti-Complete-Compact-Kitchen-With-Countertop-Sink-Storage-Hold-And-Refrigerator/CK36-1,default,pd.html?mtcpromotion=PLA%3EAppliances%3ERanges_Cooktops%3ECombo_Kitchen_Units%3ECK36-1&src=SHOPDISCOUNT&gclid=CNCw7aTS6rACFUlN4AodZjd7tQ google “compact kitchen” for more choices. good luck!
