Landmarked house - Deck?

We are starting minimal interior work on our house, but have dreams of building a deck off of the parlor level with stairs to yard eventually. I am just curious how the process went for any of you who have done this. Was it hard to get approval from LPC? What is a range of cost for a small deck and stairs (I know it depends greatly on materials and size).

There are others out there as well but you might try googling Susan B Hager of Sketch & Hammer,and googling Scott Schnall P.E.and Expediter. They have worked together for years and get the work permits pulled. The price quote,usually not publicized on this site, never-the-less is “spot on” with this specialized market and the DOB requirements of New York.

Thanks guys! Looks like we were just dreaming… here is a reply I got the other day: “If you are going to file and obtain a work permit: $6500 to the engineer-expediter and the City. If you install a code compliant wood & iron deck with straight iron staircase: $15,000 to 19,000 depending on the wood type to the 2 contractors.” I had no idea it would cost that much to be honest. Welcome to the real world for me!

minor clarification on the 30′, 30′ is the required rear yard but a deck can extend 8′ into that. we just did a steel deck with spiral stair that cost about 20 grand. LPC approval is not a big deal for items not visible from the street, can be done in 10 days. http://nyc-dob.com

Landmarks can only weigh in if the rear of the building where you want to place the deck can be seen from any street, although that said, they will still hold up the permit process just to issue a letter of no objection to say that it cannot be seen from the street. If the deck goes out more than 8′ you start running into issues, not just from neighbors but what is the room with windows below the deck used for? You normally cannot build a deck within 30′ of the rear property line and the deck 3′ of the side property lines needs to be fireproof.

A lot will depend on your neighbors. Some block associations track permits & might put grit in your wheels.
