How much did you pay for your roof deck?

Hello! Just putting my feelers out there to see if this is financially realistic at all for me. How much did you pay for your roof deck & how large is it? Did this price include permits, and building an access to the roof deck (installing/building staircase & making an opening)? Did the same people take care of the access portion of the project or did you hire someone else? My roof is 750 sq ft & right now I just have a small roof hatch inside of a small closet to access the roof Any other pertinent information is welcome. Thank you everyone in advance

The question should be what is required to build a legal roof deck? This will depend on many things, the occupancy of the building; a multiple dwelling will cost more to build and insure. The bottom line is; to build and maintain a legal roof deck is probably more money than the long term use of it is worth to build now. From my experience people use them initially and then when they realize how much water they take to keep anything living up there, battening down furniture etc. every time a storm is expected, the amount of work to keep another part of the house maintained etc…..they realize that perhaps this was not such a great idea/use of their money and that is before there insurance carrier discovers that there is a roof deck. The long term maintenance is a major component to think about while worry about the cost to build it. Consult a local architect to get what is required for your roof; that alone may well stop you in your thought tracks. Most roof decks that you do see on Brownstone roofs are not legal.

I don’t know about cost, but I recently checked out a roof deck with a builder and he told me the proper way to do it is sister joists in the attic below to give extra support to the weight of the deck and the people on it. The deck I saw stood on piling and was slightly raised off the roof itself. (And didn’t cover the entire roof.) Some patching might be possible but of course you’d have to remove the deck to actually put on a new roof. I didn’t ask about that though. Wonder if actually the deck protects it a bit. The deck was made of ipe and very attractive. Also the plumbing vent for main stack was unusually tall (five or six feet above the roof), presumably so you wouldn’t be breathing sewer gas when you’re hanging out.

I was thinking of doing this to my roof (21×80 foot print) and wanted to get some prices as well. Like you, I currently have a roof hatch in the hallway and a staircase with a larger opening would have to be installed. My main concern is maintaining the roof. What if I have a roof leak that needs repair? What if I have to replace the roof in 15 years? Wont having a deck make it much more complicated to fix any roof issues?
