Concrete porch coating?

I’m looking to put a paintable coating on my concrete porch and steps. Every few months I try to patch it back together with caulks and concrete. I’ve managed to keep out much of the water that gets into the cold rooms below, but think it’s time to just coat it. I plan to pressure wash it but doubt that all the old paint will come off. Am I looking for an “elastomeric” paint? In the archives someone recommended Ames Safe-T-deck but it’s listed as an interior product. There is quite a slope to the porch also. I just want to hold all these repairs together and fill in some gaps with a coating to get me through another couple years before a rebuild. It just looks terrible right now! Attached is a picture of my red porch. My neighbor used some coating product but can’t remember what it is- attached is a picture of his orange porch. Any suggestions of a place in Brooklyn to buy it? Latex and no mixing preferred. Some help with terminology is appreciated for my search. Thanks!

Thanks you two. I did go to ExTech and they sold me a colored rubberized surface treatment in an epoxy kit (2-2 gallon parts for $250) called Sikagard 62\. I was told I had a four hour working time after mixing the parts. Thankfully I called the company because they told me that it was only 20 minutes for mixing up half the kit for my first coat. I was annoyed the guy got the info wrong but I was allowed to return it with a reduced restocking fee of $10 instead of $50\. I should have researched it better before buying. Ex Tech is a cool store so I also didn’t want to burn any bridges in there… I went to Mazzone Ace Hardware on Court St and bought the Ames Blue Max and a different acrylic deck paint in a darker gray than the Saf-T-deck comes in. Still repairing concrete and mortar but looking forward to using it…. Ps I chatted with the local mason who is doing all the porches on my block and he recommended Bestcoat Masonry coating instead of paint on all the balusters, railing parts and planters. It’s got a fine grit in it to finesse flaws in the surface and is matte finish. I got it at Citi-General hardware on Franklin Ave. 5 gallon bucket $95\. I’m not sure about putting this stuff on the window sills details of the house though… Thanks for your help.

I second Shamrocks suggestion. I have a 16×18′ concrete deck that began to leak like rusted colander. I put 2 coats of Blue Max( looked like a pool when done) followed by 2 coats of Safety Deck. No leaks whatsoever. You can buy the stuff At Ace.

www.AMESRESEARCH.com has some new waterproofing products. I use their stuff on the roof, its like a liquid rubber in a can.They have something spdecifically for porches, but I don’t know how it would work on steps. They have a good customer service/ advice line. Other than that if you have the time why not stop by a masonry supply such as Extech in Red Hook by the battery tunnel.
