Waterproofing Exposed Exterior Side Party Wall?

We have a large exposed side wall that is leaking. The leak is not bad in the sense of visible water actually coming through, but every solution we have tried on the interior side from styrofoam boards to plastic sheeting and styrofoam boards has ended up failing as the sheetrock inside begins to deteriorate. About ten years ago the old owner had the wall thoro-coated (I think it had been stuccoed prior to that). Whether this helped or not I have no idea, but in any case, the thoro-coat is coming off in dozens of spots and it’s time to do something. Am hoping to get some recommendations here of contractors or masons to do the job. I don’t need an “artist” as the look is not important. I need someone with lots of experience who can make the correct diagnosis and execute well at a reasonable price. Any suggestions? Please include contact info if you have it. Many thanks.

Nalusurf, It is a party wall because a building used to be next to it but was torn down many years ago. It’s also the entire exterior wall of a 5 story building. Also, it was not EIFS that caused the problem as it was never used. As mentioned, the wall was given a trowel coat of stucco many years ago (25 years?). About ten years ago, the entire surface had Thoroseal painted on. The Thoroseal is now coming off that stucco layer. Getting down to the original surface has been suggested to me but since I’ve also heard that party wall bricks are inferior to front and back wall bricks, exposing those inferior bricks and repointing may not be the wisest thing either.

True, good point. As is in your neighbor’s case, if the mortar is in poor condition, then anything leaking through the covering will easily get through the brick. Best bet is probably to get down to the original brick surface and have it properly re-pointed. Not cheap though! Looked into this for the back of our 3 story, looking at about $20K!!!

It may be like one near me – party wall up to third floor & then exposed because of difference in building heights. That house is having the entire exposed place stripped of all prior sealants & then will have it pointed.

First, I think a few things need to be clarified. By definition, a “side party wall” cannot have exterior exposure as it is a party wall. Second, what floor is this wall located on? OR…is this a side wall that does not share contact with another building and is truly exposed (not a party wall in that case)? Then, if this is the case, are you referring to the sheetrock on the interior side of the wall failing (rather than inside the wall which your original post seems to imply)? There was a type of “stucco” siding called EIFS (Exterior Insulation Finishing System) that was popular not too long ago but had MAJOR problems (just Google it and you’ll see, many law suits). If it wasn’t installed exactly the way it was meant, it was useless. Is this possibly what the previous owner installed? If yes, that may be the cause of continual water infiltration.
