Permits required?

I am considering purchasing a coop that needs to be fully renovated. The ceiling and walls are all falling apart. Do I need permits for demoing and installing new Sheetrock? I know the plumbing permits I need to take out for plumbing appliances but not sure about any of the cosmetic stuff. I don’t think we will be taking down any inside walls either. Please advise. Thanks for the information. I do think there may have been a leak. The previous owner was elderly and it appears the place hasn’t been taken care of for many years. It basically needs to be stripped to the bones.

No permits needed for plaster or sheetrock. Also, no permits needed for plumbing either, if you are not moving the location of fixtures or running lines in new locations. You do need a permit for an electrical upgrade, but your licensed electrician can file it. BTW, why are the walls and ceiling falling apart? Is there a leak? In any case, skim coating may solve the problem without needing to demo, haul, dispose, and put up new sheetrock. Could save you money, look better, and have better acoustics. Consult a plaster person, not a general contractor, to see what approach they recommend for your particular situation.

I am writing this in my capacity as another homeowner, not as a contractor. I would not pull permits for the walls. no egress or configuration is changing. in so far as the plumbing, I do believe you can change (but not relocate) the fixtures without permits. I do not know where the line is with electric. an electrician once told me anything more than changing a fixture or receptacle should be done with a permit. more importantly than pulling permits, I would be more concerned with ensuring that everything is done to code even if you do not pull a permit. you want it to code because you do not want to give your insurance company an out if anything ever goes wrong.
