I think you must consult to an architect and also to the authority in your town who gives the permission of how high you can build.

gwan and bob give good advice. qwan, I never said that was why she held out. But I did hear from one of your neighbors that she did quite well, even if reluctantly. But the band together idea is a good one, whether the goal is to sell or not. If OP and his/her neighbors know and trust each other, good to share info and work together.

OR band together and don’t sell–tell the developer to go f**k himself. It’s my understanding that that’s more or less what the neighbors in what is now the Ocean-on-the Park H.D. in my neighborhood did a couple of years before landmark designation there. Why be bullied by developers?

Derail: I know that old lady. She did not hold out “to make a killing.” She held out because she loved the neighborhood and her home of 60-70 years. She did ok (financially), but I think another hold out that went before her did significantly better. I say band together with your neighbors and coordinate what you would sell for, and I bet you do better than if you negotiated separately.

Be the last to sell. If the same developer buys the houses on both sides of you, yours is worth a lot more to them. Some old lady on the 3-4th Ave block of 11th st made a killing that way. But yeah, have a plan as to where you would move. But if you sell above market you could buy something comparable close by (but not too close, your remaining neighbors will kill you if they see you).

They expressed interest in 3 consecutive properties. I am the one in the middle. The house west of me is next to an empty lot. To my understanding someone intends on building on that lot. I am just finishing up a refi and have a good understanding on the homes value. I would need a hell of a lot more than its current value because where the hell else am I going to move? 🙂

We’d been approached recently (by phone, not just the usual note on the door). A few neighbors were, too. This is definitely about buildable s.f. They will tear down whatever is there and start from scratch, and build the configuration that gives the best return, maxing out on sf but not necessarily height. My experience is that they target properties with alleys, as the room to build more sf there is obvious. That was us, and neighbors a few doors up, who they also solicited heavily. They did not approach the owners of the houses between us. I suspect they would have if they’d gotten a nibble from one or both of us. They are also trolling for people who don’t know what their property is worth so they can underpay. Out of curiosity, I asked them to make an offer before I would start talking with them, and told them what our current zestimate was. They would not do make an offer but kept calling to try to set up a meeting. They want you to go first and set the ceiling and then they will decide whether they can underpay sufficiently to make it worth going forward.

And to add to resident2’s answer, the buildable area in R6B is twice the lot area. So if you have a 20′ wide x 100′ deep lot, you have 2000 sq ft of lot area and can build 4,000 sq ft of building. With a 50′ height limit, that usually means 4 or 5 stories, depending upon ceiling heights.

If you have already been approached by a developer; then it is not how many floors can they build, but how much build-able square feet can they build, how many neighbors are also selling, where does your property sit in the whole package….is yours a corner lot? etc. Development sites are sold by build-able square feet. But to answer your question R6B has a 50′ height limit; but depending on other issues it can sometimes go higher.

I dont intend on building. A developer has approached us. Theyre interested in purchasing homes on our block. I am assuming they’ll knock everything down and build up. I was just curious to see how many units they could potentially build from our lot.

“How do I determine how high I can build?” You pose the question simply enough for me to think you should consult an architect. You need to know the current square footage of your property, the current square footage of your house (all floors), and what your zoning allows, both in terms of floor area ratio for figuring out the total square footage you are allowed as well as any applicable height restrictions. Are you talking about building on your existing footprint (just straight up) or expanding it (front or rear extension)? There are limits to how far you can extend the footprint, but it depends on your current configuration. Lots of questions and there may be considerations I haven;t thought of. Good to get a complete answer with all of the relevant info, including what, specifically you have in mind, considered.
