Getting new layer put on roof - would like to add a roof/modular deck...advice needed
Hi,
We have a small roof leak and it has forced our hand to get a new layer put on the roof. The roof was last redone in 1994\. For now, that is pretty much all that the budget and building fund can afford (brownstone with 3 owners). I have a few quesions and would really appreciate some advice: i) The roof is slightly pitched – would it be doable to have a modular deck laid down at the same time? ii) If the answer is no, then further on down the road, will I have to rip up the new layer if I want to have a roof deck built? (It would probably have to include some sort of small bulk head access). If anybody has any other suggestions on how to have the roof replaced and ensure it will be compatible with a deck down the road, your feedback is much appreciated.

Laying down a deck (or anything heavy) directly on top of multiple layers of roofing is a recepie for disaster. If you want to put in a proper bulkhead and roof deck some day, you are going to want a complete tear off to make sure everything is legit structurally, and minimize the potential for leak issues once the deck is in place. Slapping on a new layer is fine in the short run and hopefully solves your water issue, but just be clear you are paying for what is essentially going to be a temporary fix. Given where rates are today, it may be cheaper in the long run to finance the whole thing now instead of the interim step.
