Cost of Adding Extension
Looking for a current estimate of adding a one or possibly two storey extension (approx 19 by 15.) I believe the last time this question was asked on Brownstoner was 2-3 years ago, so something more current and soup to nuts with mid-range finishes and fixtures.

Above explanation is correct. Width must be all or considerably less, more than 6′ wide free. Point made above regarding existing room’s light must be emphasized, as it is a major factor.

We’ve done two single story additions in the last couple of years, and are starting a third one shortly. All in (including fees for design/engineering/etc.), you’d be looking at about $250K for a single story addition. A second story would actually be very inexpensive, about another $50K. Will you need to reconfigure the rear of the floors so that there’s access to the new extension’s spaces? Then costs will go up to include that work inside the existing building. A few other things to watch out for are: Zoning – you’ll have to be sure you can legally increase the floor area, lot coverage, and rear yard requirements laid out in the zoning regulations. Impermeable Area – The building code allows you to add 20% to the current impermeable area on the lot before you’d have to take measures to mitigate site drainage issues. Going over that limit would mean hiring an engineer to design the measures and file the SD-1 and SD-2 with the city. The solution would likely be a dry well under the rear yard. If these steps are needed, they add to the cost considerably. Impermeable area is not just your building’s footprint – it includes any area where water can’t drain into the ground. Light & Air – By adding an extension, you can’t just take the current rear room (whose windows provide the natural light and air required by code), and make it landlocked. You’ll need to either combine the rear room w/ the new extension, or create enough of an opening between the two rooms so that you can still meet the light/air requirements.
