building on the roof
Question has anyone built an extension on their roof. I would like to build essentially a studio on my roof with a bathroom if possible. And if possible a small kitchen. We are not landmarked the 3 people behind me have done that on their roof. It would be great to have a guest room but mostly an art studio. Would it change my CO we are currently a 3 family. thanks

Since your neighbor’s have all ready done this, why not ask them what the cost was, & the requirements involved to obtain permits if at all possible….$170,000 dollars though could build you 4-extensions, there’s nothing low about that price….

170k is a lowball estimate for 400 sq ft? $425 a sq ft? I could see that if the estimate was including sprinklers throughout, which could be required. This could be a real fun project, but yes you’ll have to get a new C of O, which could mean bringing the other units up to code if they’re not already. That’s where things get tricky. I got a low ball estimate of 170k to building a 400 square foot addition on my roof (including bathroom). Adding a kitchen would seem to be problematic, as it might change your building into a 4 family – which would have an effect on your taxes, code requirements and financing possibilities.

I’m not sure about building on the roof (although some of my friends have done it). I having an extension built on the back of my house and had to go through all of that. Architect, engineer, contractors…etc. And a lot of paperwork and permits.

You will need an architect, engineers, permits, etc, the C of O would need to be reviewed. Depending upon what it says you might not need a new C of O.
