Average common charges for a 5 unit brownstone

Hi all! Just bought an apt in a 5 unit brownstone in Crown Heights from the sponsor. We were the last apt in the building to close and this is the first time the building has been split up and sold with a unit on every floor. Collectively, all the owners inherited a management company hired by the sponsor, and our common charges are roughly $600/m per unit or $3000/m for the whole building. Does this strike you as high? What are others in 4-5 unit brownstones paying for your common charges? Would be great if you indicated whether you are self-managed or whether you’ve hired a management company. Thanks!

Dylan621, just want to add too, that our building was a new construction condo, so that may have an impact on premiums as well when insuring a new building vs. old (although we all know that older buildings are definitely better built!).

Dylan621, we no longer live there, but here is the contact info for the company we used. I will tell you that this insurance company was initially set up by the sponsor and when we (the owners) took control of the building we retained them for insurance. Not sure if the low rate had anything to do with the Sponsor initially. Prior to moving I had set up payment for the policy for the year of Sept 2012 through Sept 2013 and the total premium was $1583.84\. Just wanted to correct the quote I posted of our condo’s insurance, I was way over. I looked at our policy renewal notice for 2012 and our annual rate was $1600, yes one thousand six hundred. This was for a business owners policy and covered the building itself and the common areas, not individual units. Individual units took out their own insurance policy.

Yeah, that insurance does seem high. Again, ours was an 8 unit building and insurance was around $3K per year.

Depending on the size and assessed value of the building and type of coverage $6200 does seem a little high but not unreasonable if there are a few add on coverages as well.

That number sounds ballpark right as the other people who commented. Depending on the services the management company provides that could be a little cheaper or a little more expensive but close, just depends on exactly what you get for your money.

We were in an 8 unit condo and self managed. Our CC were about $250 for the ground floor units (duplexes) and $190 for the upper units. We were a very proactive building. We did hire a super to take care of common area cleaning, garbage, snow removal and that was about $500/ month. We also did our own maintenance on certain mechanicals which helped immensely. We researched management companies but found that with small buildings you don’t really get a break as they make their money on larger buildings. Plus you definitely don’t get the responsiveness when there is a problem from a management company as you would from a vested owner. Bottom line is, if you have a willing building, you can be creative and definitely save yourself some money. Keep in mind that self management also means keeping up on DOB and ECB inspections, handling paperwork for re-finances and any sales of units and annual taxes (we had our taxes done for about $350). Our common fees are $450/mo for a four condo unit brownstone building and we have a management company.

Yup, a condo, posted here because there is no condo forum that I could see. Thanks for the info, that’s very useful. I think at least some of us are willing to wholly self-manage, and that is a huge difference in cost. Is it possible to hire a super without hiring a management company to take of that kind of stuff/do basic repairs?

I assume you’re talking about a condo rather than a coop so that there’s no underlying mortgage included in your common charges. Our 4 unit brownstone condo pays $800/month for the whole building. We are self-managed and do our own garbage, snow shoveling, etc.
