Reframing terracotta dumbwaiter shaft walls.

http://cdn.brownstoner.com/512e357a5a4f0-.jpg

I’m looking for a carpenter who can reframe two interior terracotta dumbwaiter shaft walls with wood studs. I’m on the top floor of a 4 floor apartment building. The dumbwaiter shaft is no longer in use, the shaft above my apartment on the roof was removed, and the previous owners already removed two of the 4 walls of the shaft in order to open up the kitchen some. I am installing a washer/dryer in the location, and need to recess venting/plumbing/electric. To do this, I need studs instead of terracotta. I need to make sure the plates are tied into the old system and aren’t just floating on the terracotta shaft below, that a subfloor is installed where the shaft hole used to be, and that all of it creates the proper fire resistence between the shaft and my apartment. Recommendations?

I use anchors that attach studs to terracotta, its a great firewall but so brittle. When repurposing a dumb-waiter you must do some structural work  to the floor and ceiling. 2×4’s and ply won’t cut it. Ideally floor involves steel and a concrete base, there are serious fire issues involved. Not to mention you are putting several hundred pounds of weight on yours. If you like I will take a look at it,  John – 917 886 9576.
