Type of paint to use for exterior
We’re redoing the facade of our 4-floor building in Park Slope. The first floor is those large stones (not the traditional brownstones but painted larger stones) and then 3 floors of brick. For that first floor, as well as the stone around and above the doorway, is there a specific TYPE of paint that should be used? The company we plan to hire said he’ll be using Benjamin Moore paint, but I assume that there are different types of BM exterior paint, and we want to make sure that we stipulate in the contract what types of materials he will be using for the job. Thanks!

It sounds as if you are talking about painting stone or stucco surfaces. There is no paint that will be a long term solution. Masonry (brownstone, limestone, stone stucco) is permeable – meaning it takes or and loses moisture depending upon outside conditions – i.e. the material breathes. Paint – any kind, latex, oil based, acrylic – is like a waterproof membrane that traps the moisture and eventually will begin to peel. The paint will look ok for a couple of years but it will fail. It is, however, an economical solution.

There is no specific type of paint which you need to use. As you mentioned about Benjamin Moore paint, its good but there is also another option. Sherwin-Williams paints have wide range of variety. I used soft blues, Rainwashed SW 6211 paint by Sherwin-Williams. It looks cool…
