Stainless Steel, vs. Traditional Colored Appliances and possible microwaves

We are planning a renovation of our brownstone. We are thinking about the refrigerators, stoves, dishwashers and microwaves. Can we use traditional colored appliances instead of stainless steel? Will it really make a difference to tenants? Should we always provide a microwave in addition to the stove and refrigerator? Should we always provide a dishwasher? Thanks for your input.

It all depends on what the local competition has. Microwaves; I never include. Dishwashers yes, if there is room in the kitchen without loosing too much storage space & depending on the size of the apartment, for a studio or single person apartment, no. Stainless steel or enamel? What do your local completion have?, but also I find the cheaper enamel appliances chip very easily, so you may be better off if it is budget with stainless; yes it costs a little more, but cheap enamel appliances …..no.

I don’t have an opinion about stainless vs. colors but I know I get more enthusiasm about renting when a dishwasher’s included. I don’t supply a microwave – people who like them usually own them. I also furnish washer/dryer in the apartments but I guess it depends on what kinds of rents you’re going to ask.
