Replace or not to replace ceiling?

We removed ceiling tiles from one of the rooms and This is what we found. Our contractor says there is nothing wrong with this ceiling and he would just cover it but we seem to think otherwise. This will eventually be a kids room so we want the best for this room. What do you guys think?

I really don’t know what material that is. The ceilings are pretty high about 12ft so that is not a dropped ceiling. I think there was a leak before but was fixed.

Impossible to tell from just a picture. What material is this ceiling? Is it paster? wood? something else? Is it an original ceiling, or a celing that was added below the original ceiling? Is it lower than the ceilings on the rest of the floor? Are you wanting to restore the original ceiling (and added height) if this is lower than the original? The main reason to do that would be to reclaim significant height loss from a dropped ceiling (if that is what this is) – because taking one down can open a can of worms, as the original ceiling was likely damaged for someone to add one below it. What’s above – is this the top floor? How much are you wanting to spend to find out what’s behind stuff? What is the stuff of different colors on it? Some people here assumed it is mold – I didn’t assume that from the photo, but you should be able to tell by looking (or have a professional tell you, if you can’t tell and are concerned that it may be.)

Agree with eme. The more I look at your post and pic, I’ll bet what you are seeing on the ceiling is residual for whatever was used to secure the tiles to the ceiling, aside from the furring strips. Sometimes Pandora’s Box is better left closed!

Contractor is probably right. From the photo, I don’t see any reason to open that up and doing so will be a messy job that will only spread any contaminants into the far corners of your home. It is not breaking apart, cracked, or appear to be unstable in any way. It looks like you have sound stringers to hang the ceiling. All in all, this looks far better than one can ever expect to see when pulling down a ceiling.

What is above this room (bathroom, laundry room), something with water lines? Wondering if you are able to confirm whether there was a leak at one point in time. Or, is it simply that the finish on what I presume (hard to tell by your photo) is wood, has deteriorated? IYou may just be able to clean the surface and bring back to original, or clean and cover with a new ceiling (wood, sheet rock, etc…).

hard to tell from the photo – are you worried about mold? Looks bad to me but I defer to the professionals on the board.
