Renovation Supervisor?

I am still considering buying a house in Bay Ridge that needs renovation. It may be mostly cosmetic, plus kitchen and bath redo.  It could be major.

I have never owned a home, much less supervised a reno of any type.

Is there a person out there who could be hired to make sure the contractor does right?

I am fearful of taking on this job myself, inexperienced in all things house as I am.

You need to hire an architect.  You can believe what a few of the poster here are saying that an architect is a waste of money, but they are wrong for two simple reasons:

1\. No one but a licensed architect can file drawings in NYC.  period.  are there expediters with architectural licenses who can file? yes, but if you go this route they file the plans, charge a fee, and are out of the picture leaving you to run the job, which, frankly, is a full-time endeavor, which leads to my second point…

2\. An architect is YOUR legal agent – they are legally obligated to protect YOUR interests and design goals.  a contractor, while working for you, only has an obligation to produce a product at a certain price (and even this, given the contractual arrangements may not be the case).  Ask yourself, will you feel comfortable rejecting work the contractor does improperly?  This will happen WEEKLY on a jobsite, not necessarily on purposes, but a contractor is managing a crew and they can all make mistakes even when they are being careful – during construction it is an architects responsibility to take care of this oversight for you.

My comments to those who think architects are a waste of money – clearly you haven’t found a good architect!

I went through similar problems like your 2 years ago and it was nothing but waste of time and money. Hiring an architect is nothing but draining your money. Then I end up hiring a contractor who did all of our works and they are very reliable. Call Milad 718-669-8305 and their company is ctg construction. the guy is ery nice n very pleasant to work with.

Whoever you hire, just remember to take into consideration, your neighbors WILL CALL 311 on you no matter how hard you try to please, if you check the DOB website and see a complaint filed on your property you should fix it immediately before a Buildings Dept inspector arrives and issues a violation or a STOP WORK ORDER or you can just sign up with us and let out program do the 24/7 monitoring for you and as soon as someone calls 311 on you we will email the full complaint to you plus you can also get it on your cell phone text if you prefer. You can also set up whoever you decide to hire for the job also receives all the alerts immediately so you can fix it before it costs you.

Dont hire a General contractor.  Hire a Construction Manager.  An architect does not even come close to making sure things go right.  Please. Most architects in this town don’t know how to use a screwdriver.
