LOOKING FOR A GENERAL CONTRACTOR & ARCHITECT IN 1

We are looking to add stairs between our two floors. Someone recently mentioned that they have heard of GC’s that also have an architectural background and can stamp drawings, work with the expediter and do the work all combined… I am thinking that this may help us with budget and timing. We are trying to keep budget pretty tight and start right away. Believe me, I know that this process can take a long time! If anyone can recommend someone…or an architect that is reasonable and takes on small projects, i would really appreciate!

Bruce, I think you’re not 100% correct. In NY it’s illegal for a licensed professional (architect) to engage in profit sharing with a non-licensed professional (contractor). I don’t think that means the GC can’t also be a licensed architect, though I’m not sure. As for Scott, I work with him from time to time to do some expediting or engineering. I like him a lot, but he is definitely not a contractor.

In response to your inquiry, architectural design, expediting and general contracting are essentially three distinct professions in NYC. Even if someone sells you an “all-in-one” proposal, there are most likely multiple parties involved in the process. Each property has its own unique set of challenges.
