knocking down the wall to the study in a brownstone
We are considering a purchase of a brownstone in which the living room connects to a small study. Currently there is a wall and a door but we would like to knock it down to make the living room more spacious and to bring in more light (there is a window in the study). We have no idea if the wall is bearing or not but I’d like to get a sense of how much money it would cost to knock it down either way. The wall is about 9 feet long. Also, how does one go about finishing the hardwood floors afterwards? thanks!

Hi Ske, Welcome to landload world dilemma. Knocking the wall of should not be too much of a problem. It was probably build just to have a room for study or what not. Calling a some one who is well knowledge will help you. I assume you do not need architect to see this problem because it might not even included in the plan from the beginning so why involve architect to look it and just waste some money for nothing. It will good idea to call a contractor to look at it and have him give you an estimate, which in my guess would not be very much rather reasonable. Call Millad at 718-669-8305\. He does great exterior and interior works. He did our works both outside as well inside. Very reasonable and easy to work with. He will give you an idea what you should do to save money but in any case you need an architect, he will provide you one. But my guess you do not need one. Millad is located in Brooklyn and he will come to your premise if you call him. I remember seeing him beginning of this week in my block, so call him.

we do this all of the time. Even if the wall is load bearing, we have to install a header anyway. if we look at something like this and are not sure, we would ask you to consult an architect. Sometimes to save the customer the trouble, we assume the wall is load bearing and build and over size header with supports. as for the floor, I have sources in the city where we purchase strip flooring but if the size of yours is unusual, we can make it up to spec out of any species of wood including wood for decorative borders; we recently produced a border for a customer where a room had been divided. I would prefer not to speculate on the cost in this forum but am always available by phone. Steve
