I'd like to convert a one family brownstone into a two family. Any advice?

My sister owns an one family brownstone in Park Slope and, in the interest of saving money and being close but separate, she would like to sell me the garden and basement floors. I would then convert them into an apartment and she would keep the top three floors. Has anyone done this?

It is done all the time.  At a min., just change the C of O, add a kitchen and make sure the proper fire rated separations are installed.
