DOB filing

We are planning to file our initial drawings for renovations with the DOB showing no exterior changes in order to get a letter of no effect and be able to start demo right away. My architects says it will be like a week or two to turn that around. Then would file an amendment that would show the exterior changes. But we would be able to get demo started to not lose time. Does anyone see a reason why that would be a bad idea?? Why have I not read about others doing this?

Of course this is assuming that your interior plans, even when amended will not create huge changes to the exterior that Landmarks is not going to like: eg; adding or elimination windows, completely changing the facade etc. In which case you had better wait for Landmarks to approve those changes first. But if all you are wanting from landmarks is to approve restoration of the facade and changing windows etc., then go ahead and apply to landmarks once you have the approvals and permit for the interior.

This is how most architects/contractors that know what they are doing in Brownstone Brooklyn work. It saves you a lot of time, because Landmarks can really hold you up waiting for their approvals.

I did a version of this specific to my gut job (which we are undergoing) it’s a great idea. I think its a sign your contractor knows how to efficiently get work done and is familiar with filings. Good luck!

Is this an Alt1 or Alt2? The danger in getting a demo permit and not getting your full permit is that you might demo your whole house and then have it sitting unusable while you wait months for your regular permits to come though.
