Do I need to get a work/construction permit to building a walk-in closet in my condo?
I purchased a condo in a 4-unit brownstone two years ago — unfortunately it only has one closet, so I’ve decided that I need to build out a walk-in closet. I wouldn’t be moving any electrical, but it would alter the floor plan — does this mean I need to get a contractor and file work permits? I’ve built plenty of walls, but don’t want to get screwed down the road if and when I decide to sell. If I do need a contractor, does anyone have recommendations for one that would take on a smaller project & who would do a great job? Thx!

The first step is for you to check with your condominium association about what they want in an alteration proposal. They likely have rules about this and will want to see your plans before giving you permission to do the work. Whether or not you need a permit from the NYC DOB usually involves changing “egress” or moving plumbing, but the Condo itself has an interest in making sure you don’t move a load bearing wall and in insuring that you have insurance. In my condo, I was able to enlarge two closets just by sketching out what I wanted and submitting it to the Board for approval – no permits, no architects, etc. Good luck!
