Changing from 2 windows to a bay window and DOB?
We are in contract on a brick house and starting to figure out renovations. We had been thinking of replacing 2 windows from the back of the house to deck to a sliding door and changing the existing door to a window (and explanding the kitchen) but were told we would need to file plans with DOB. Due to timing and cost, I am not sure we can do this. If instead I was thinking about keeping the existing single back door and changing the two windows into a large bay window that would encompass the existing (large) windows and the brick between them would we also need to file plans with DOB?

If you change the opening in a wall then you need a new structural lintel and,http://www.mbchief.com yes, a permit and an architect/engineer.

In spite of the need for annoying permits and a “keep your rear facade from collapsing” engineered lintel, I wouldn’t be scared to go for it because it will make a huge difference. If your budget allows, I would recommend taking it a step further and putting in a proper steel beam and more glass. Given the scope of the work, this whole process could likely be completed in under a month, with fairly reasonable professional and filing fees, and the actual installation would most likely take a week or less. Maybe start by looking for a design/build team who can do their own expediting to keep costs down. I’m sure there are some people here on Brownstoner who would fit that description.
