Basement Renovation

We’ve (nearly) finished a bunch of renovations and are looking to begin fixing up the basement recreation room. It was an illegal apartment when we first purchased. Pictures of existing and renovation ideas are in the comments. ALSO, the front yard is currently raised, and we were looking to drop it down to curb level to enlarge the windows in the front of the basement and allow more natural light in. Any ballpark estimates of how much this would cost? Any contractor recommendations? Please, good recommendations only; we just came out of a terrible GC situation.

Hi Putnam, Rob Demetrio here from **All Renovation Construction**. As for a ballpark I would think $65K – 125K would be a safe range without seeing the project to estimate properly. Some key questions… – How big of a window are you considering? – How much excavation will be needed to get to curb level? (retaining walls will also be needed) We did a similar job on a project on 47th St (**Manhattan Brownstone Gut Renovation**), we added a front light well. The opening was perpendicular to the front of the building – 36″ (w) 8 feet Length x 8 feet in depth to the right side of staircase. we also added a steel grate to let the light through.
