Architect of record - change / supplement during renovation?
Due to health and personal issues, our architect of record has not been able to assist during the construction administration phase of our gut renovation. We are approximately halfway through the project and there are some small items that need to be submitted to LPC for approval, and will need the rectified plans submitted to DOB for the CO. Has anyone here either supplemented or switched architects this late in their project? We are re-negotiating the contract right now, and sympathetic to the issues but after dealing with delays with both DOB and LPC, want to mitigate any issues ASAP.

I don’t know how serious the architect’s condition is – hopefully it’s not too bad. If at all possible, I’d recommend you make arrangements to hire a draftsman or architect who will do the work, but under the umbrella of the original architect’s contract. So this new person would draft up any needed drawings, put them on the original architect’s title block, and then the original architect could only be responsible for reviewing the documents, and then signing/sealing them. This will be much quicker and cheaper than switching architects. I’ve worked in firms where we have taken over projects from architects who could no longer complete the project. An architect, in conjunction with an expediter can guide you through the specifics, but what we did at that point was to submit a post-approval amendment to the DOB (after the other architect had obtained foundation permits, but not the full approval), and keep going with the project. We redrew all the plans because it provided us with a chance to review the other architect’s work and that way, we felt comfortable with taking on the liability involved in the project.
