Anyone have experience using Orchester Management Company?

As the title suggests, we are bidding out our townhouse renovation and are looking for any references for Orchester Management Company. They provided us with three who all came back fine, but obviously they would only provide positive references. Anyone here on Brownstoner used/heard of Lisa and her team?

personally i’d be concerned if they haven’t done one that is similar to yours in 5 years…… are they doing mostly condos? even still, i’d absolutely visit to see how things have held up. That’s the real test anyway – how the kitchens and bathrooms in particular have held up. Worth its weight in gold imho

The most important thing is to make sure whatever contractor you work with is a licensed contractor currently registered with NYC. Ask for the number and actually look it up. This will protect you from a great many problems, although it doesn’t necessarily mean you’re going to love all their work.

Thanks for the insight. To elaborate further- our architect has worked with this firm on a smaller project (an internal renovation but not including an extension) and liked them well enough. The references I called did offer to allow me to visit their homes, but the one that most closely mimicked our project is over 5 years old so that’s not necessarily a good benchmark. That’s why I came here…

Problem is if it is a questionable contractor then it will be a questionable architect. If the architect works with the contractor on a regular basis (i.e. truly recommending them), then they will have no problem giving references for their work of people that can be contacted and visited. End full stop. Buyer beware if that step is not taken.

“Paper references” for contractors are worthless. You need to be able to go see the job, talk to real owners etc. That said, there are many contractors that do not work for “people”, customers directly. They only work through architects etc, if your architect is taking full responsibility for the work, ask if the contractors give any kind of warrantee and do they do follow up maintenance?. I will not use any plumber, electrician, waterproofer etc that will not maintain their work afterwards.

well this is a brooklyn centric blog and there are frequently a lot of fake setups for unknown contractors in order to get them some hype and attention. So a first time user asking about an unknown chinatown manhattan contractor set off alarm bells, followed by a second username followup…… well you get the point. Dorkofwindsor- sorry, I must have been unclear. Orchester is the GC/contractor. We are working with an architect, expeditor, structural engineer et al, however I was looking for a reference for Orchester as a contracting firm. They have been in business for over a decade and our architect has worked with them, as well as a few other architects we have spoken with, however I value first-hand, non “on-paper” references above all others.

Founded in 2005, business address is a PO Box in Chinatown Post Office, no website i can find. Assuming they work out of their home? I wouldn’t hold my breath as to anyone (who has posted here before) having any experience. Most people use an architect or farm out contractor bids themselves. Also, if there is a fee or kickback to Orchester then of course they will have a positive “reference”. Why don’t you post the contractors instead, perhaps someone has heard of them. Who is doing the plans / filing?
