Airshaft conversion

I bought a 2 family townhouse and planning on remodeling the kitchen and bathroom. Each floor through apartment has a window in the bathroom looking into an airshaft with a skylight above. The airshaft is betweeen the bathroom and the kitchen. The kitchens are kind of small so I am thinking about extending them by opening and using the airshaft space. Has anyone converted or used their airshaft space as an extension for a kitchen, bathroom or converted it into a closet?

Good things to consider.  Also consider what’s on the top.  Our building had an original high-hat skylight on top of the airshaft, with vented sides.  The first floor apartment extended itself into the airshaft, without bothering to consider that the snow and rain would come those vented slat sides (which vented the bathroom fans from the upper three apartments’ bathrooms), making a real mess the rest of the coop had to deal with.

This not as simple as it sounds. Do you have zoning floor area to do this? Will the kitchens and baths all have legal ventilation afterwords? Is this air shaft shared with a neighbor and subject to recorded agreements? In any event, you need an architect to file this or a lawyer to defend you when you get the stop work order.

We extended our bathroom into the shaft. Simple process. Great use of the space.
