1- vs. 2-family values in Park Slope

I will be renovating a brownstone in Park Slope. It is currently a two-family double duplex. When considering re-sale value alone, would it be better to configure the renovated house as a 1-family or as a 2-family triplex over garden rental? I have been getting mixed opinions and was wondering if there is a prevailing view, or, better yet, hard data showing whether a 1- or 2-family configuration holds more value. As a point of reference, in Brooklyn Heights and in most parts of Manhattan, a 1-family usually sells for a higher price per square foot than a 2-family. Is that the case in Park Slope too?
