what to do first: floors, or paint?

i can see the pros/cons to each, but we are painting the walls/ceiling/trim AND having the floors screened. which is better to do first? if we do the floors first, there might be dust on the walls. if we do the paint first, the buffer might scuff the new baseboards. we do trust both contractors to do a good job and be careful of each other’s work, but maybe there is an obvious order here for the best outcome.

I would recommend the floor guy last, that is if the floor guy is careful at controlling the dust. Good floor guys have dustless machines and can make the painting touch ups a breeze. Floors first has a much higher probability of messing up the floors. Either way, there it takes time and $$ to cover the newly done floors before painting, or do a post flooring cleanup and paint touch up. Kind of a wash $$ wise but less risk to damaging the floors.

Floors are always last. Nonetheless, the painters should still cover them with drop cloths when they paint. I have not had the problem of floor dust sticking to the walls. If you are concerned, you can ask the floor folks to vacuum horizontal surfaces such as shelves. Most cleaning companies also offer post-construction cleaning. It is slightly more expensive than regular cleaning (usually about $20 more per hour).

I always insist on floors first. Cover with 2-3 cross wise layers of construction paper with masking tape to the edges and corners to protect the floors and then plaster and paint. You end up with a much cleaner job and saves on the cleaning and touching up afterwards.

Usual rule of thumb is ‘don’t trust contractors’. I usually do walls first because it saves the time and money of protecting the floors. Be sure to have touch up paint on hand though.
