Stoop & Front Courtyard Redo

Hello Brownstoner’s Can someone help me decide if it is too late to redo our stoop and courtyard this year or should we wait until spring. We plan to brownstone the stoop and bluestone the courtyard. Thx for your help with this.

You should start soon on the stoop if you’re not in a historic district. My redo of stoop and front facade is just finishing up after starting in mid-May but we fussed a lot over color and details on the facade. The stoop itself takes about 2 weeks to jackhammer and apply the scratch cost, 3 weeks for curing, 4 days for the finish coat, and then another 7-10 days before the final acid wash. You would want to do that before any freezes. Given that, you may want to wait till spring. Also, my contractor had advised not using salt on the steps the first winter.

If you live in a historic district, you will need LPC permits: http://www.nyc.gov/html/lpc/downloads/pdf/pubs/App_Guide_Site_Work.pdf Unlike the work on your stoop, laying bluestone in an areaway is not really weather dependent (except, perhaps, if you’re grouting between flags, rather than creating hand-tight joints). Good outcome for bluestone is more dependent on proper grading, gravel and sand bed compaction, etc.

It is not too late, but some of the preferred contractors who do this work go away for the winter. That’s probably the main issue at this point.
