Sprinkler system question

Hey guys, so I have been getting contradicting info about needing a sprinkler system in a 2 family in BK. Everyone I talk to says you need one indefinitely in a 3 family or a fire escape. Some people are saying you do not need a sprinkler system in a 2 fam and other are saying you do if you have recently renovated the house. I have an offer in a house that’s a 2 fam in bed stuy that was recently gut reno’d. They do not have a sprinkler system and it seems like most houses that were renovated in the area do not. Is it required? Also, if it is required, is it a big deal if it doesnt have it. I dont want to look at the situation saying “well if noone has it, then i dont have to have it”, if it is required by the city, but it seems like that is how most stuff with DOB is viewed in NYC. What do you guys think?

if you filed for gut renovation after the new code kicked into effect (July 2009), AND the road facing your house is less than 38′ wide, then you need sprinklers according to the FDNY rules. However – like you mentioned – there’s a lot of such jobs which got away without it.

If it was a pre-existing two family before the renovation, done under what they call old code it does not need a sprinkler system for a two family. If it has a certificate of occupancy, read how the building is divided. If they have changed the configuration i.e. now put the rental on the garden floor, changing it from the top floor. It may in the future be raised as an issue that needs to be corrected, but even then it should be able to done as I said under what is known as “old code” alterations. Many architects or expeditors will tell you different, because they make more money to so.

there were no permits pulled and no violations. The HBD searches say its a 2 fam. On property shark, it says it was a one converted to a 2 but maybe that way a decade ago, who knows. Seems like the setup was a 2 fam from the getgo. Normal brownstone with entrance on side of the stairs for rental and owners unit by walking up a stoop to the second floor.

There is a fairly long list of exemptions. It would depend.
