repoint a facade
Can anyone give an idea of the cost to strip the paint and repoint a 3 family building facade, 20 feet wide? Including scaffolding and do you need to file for permits or is having a scaffold license enough? Thanks Dan

Hello resident2, It is not in a Landmark district. I don’t know what kind of bricks they are. do you know how to tell if they need to be painted or can be exposed? One of the masons who looked at the building seemed to think I would not need to paint it after stopping it but I am not sure he knew the difference. He did say you need to be careful not damage the brick if when using peel away. I did some pointing in the back of the building and used a 9-1-3/4 ratio of sand lime and white portland cement. Maybe I should of not used the cement but more lime. It was recommended by another mason. One of the contractors I spoke with said he might need to add anti freeze to the mix if it gets cold. Have you heard of this. I just found and article confirming your mix which said to use three parts sand to one part lime putty, the ratio established in 10 B.C. by the great Roman military engineer Vitruvius. It will depend on if it is in Landmark District? Do you have the kind of bricks that were supposed to be exposed? Many 1800’s houses were built of bricks that were always supposed to be painted. The best way of working out costs is to look at other peoples jobs and call those contractors, most contractors have boards out advertising their craft. But also look at jobs that were done many years ago; how is the pointing weathering? etc. Do not use any contractor that uses cement for pointing; it is wrong for the job. It has been many years since I have done this on any of my buildings, all those jobs are holding up, but most of the guys that did them have retired or no longer come to New York to work. So sorry, I cannot even recommend any companies.
