Referral: Replace Bedroom Ceiling

Hi All: The plaster in our ceiling is separating from the floor joists above and was threatening to fall down. We’ve done some emergency shoring up – but need a referral for someone to come tear out the existing ceiling and replace it. [Note: While we will move out of the bedroom into another room in the apt, they must be able to do the demo while we are living there – i.e., the demo – and the dust – must be able to be reasonably contained]. Recommendations, Brownstoners? Thanks!

I guess it depends on how bad the ceiling really is. Providing a photo would help. I’ve repaired and saved many plaster ceilings with washers and skim coating. Far less trouble than removing the whole ceiling. Dust is always a problem with a large demo like that when you are living there. However, if much of the ceiling is very weak and large areas has already fell you might as well replace it with sheetrock. If you still have a center light with a pull chain, this would be a good time to add a switch leg and a wall switch.

I really don’t understand how one can recommend paster washering + skim coating a ceiling thats about to fall down. The right thing to do is remove it, put some soundproofing batt insulation while you can, and 5/8 sheetrock. Pretty much permanent and far studier then 100 year old plaster and lath.

To expand on my last comment NOTHING is permanent, but, done properly, the sort of repair I suggested should last at least one lifetime; probably longer than a sheetrock ceiling

It might be less costly, and certainly would be less messy, to have the plaster re-attached to the lath with plaster washers and skim coated.
