Recs and/or Experience with Property / Land Survey for backyard?

Hi everyone, Does anyone have a recommendation for a land surveyor? I’m replacing the chain link fence in the backyard. My fence borders five other homes and the fences are literally all over the place due to different size lots, poorly installed fences, crumbling retaining walls, and a 50 foot maple tree in the corner. It’s such a mess in the back that we honestly don’t know where our property ends. We were originally going to try to just follow the existing lines (straightening them out, of course), but an architect friend recommended we complete a stake-out survey to avoid any problems with neighbors. If you’ve used someone reasonable and with good turnaround time, or if you have other advice on the matter, please advise. For some reason, the search results are not showing up even though I can see the topic has been discussed before. I called Boro Land Survey but turnaround was three weeks. Looking for something that can be completed next week.

I used Roguski too, but for an architectural survey and I don’t know much but they were quick and the survey looks well done.

Thanks, Townie. I decided to wait. Regarding your post …. forty feet sounds like a lot. How did you handle that?? Did you have to hire legal counsel? I’m asking because one of my neighbors recently replaced her fence and I’m pretty sure her fence posts are on my property (my other neighbors at the rear of property have their posts set at least one foot behind hers).

PLEASE WAIT I used Boro and I gained 40 square feet to my back yard. Neighbors had encroached over the years. The real problems await when you have to negotiate with all those adjoining property owners.

AAA have me a 2.5 week turnaround ($500), as did Boro. Roguskils said seven days. Is there really a difference in the various companies? Waiting for quotes from the other recs but wondering if I just go with the lowest price. At this point, resigned myself to a survey and fence will likely have to wait until next spring. Fence guy was set to begin in Monday. It’s so expensive and time-consuming to do the right thing! But thanks for words of wisdom, everyone.

To get a properly done survey is going to take at least three weeks; it is holiday season, they have to check historic public records etc. No; just straightening out what you think, based on as you say crooked fences etc. is not the way to go. You will potentially be creating all manner of encroachments etc on to other peoples property or giving some of your away. Which will all become a problem when someone wants to sell and their title inspection uncovers walls, fences and encroachments all over the rear yards. Hold your horses; get a proper survey and build your fences, retaining walls etc on what you know for sure is your property. There is no point spending money to build something that then either needs to be pulled down or you need to make recorded agreements and compensate neighbors for. Boro Land Survey will probably get it done quicker than anyone else; especially if your property is in Brooklyn. They have copies of many historic records in their files already.
