Moving from the UWS to Brooklyn: Park Slope, Fort Greene or Brooklyn Heights?

We are planning on moving from the UWS to Brookyln. We live in a great location, right on Central Park and close to Lincoln Center but pay a big amount of money for a small apartment. We were thinking of moving to Brooklyn but are not sure which neighborhood to choose: Park Slope? Brooklyn Heights?Fort Greene? Park Slope ( family oriented but long commuting?) Fort Greene ( gorgeous brownstones but, is it true that a night the area is not as “quaint” as it is during the day?) Brooklyn Heights? ( gorgeous area but a bit boring perhaps?)

Crown Heights is an enormous area – think East Village, Lower East Side, Nolita, parts of Union Sq. I know people who have had far more crime issues in Prospect Heights (which is much more expensive) than i have ever had in Crown Heights (zero – knock on wood). Stick to blocks with lots of townhouses – rather than rows upon rows of multi-familiy housing. I know all of the people up and down my block, new people introduce themselves all the time. Everyone looks out for one another….there is little atomized anonymous living in Crown Heights, which is great. Look between Franklin and Brooklyn/Kingston between Eastern Parkway and Dean – beautiful places. And I have kids too! I love the Franklin Ave area for bar and resto hopping. However, if you want to buy/invest in up and coming area – head East to Nostrand or Brooklyn/Kingston Ave. In a couple of years, I predict there will be lots of new bars and restaurants on Kingston Ave in Crown Heights, as the young people and businesses get displaced from Franklin’s high rents. They are already on Nostrand and Kingston is the next business corridor…But if you want to rent, try closer to Nostrand and Franklin. There’s actually a pretty good and new public school on St Marks and Classon I visited. It shares the space with a Charter school, but I forgot the name…..

Only YOU can decide where you feel safe. Crime happens everywhere; even in “good neighborhoods” like the Upper West Side. When ever people ask me which is the best neighborhood in Brooklyn, I tell them that you have to make a commitment to finding it, just like finding a partner. Spend time in each neighborhood; at least a weekend each. Spend all day on a Saturday, going to the local farmers market, the park, the shops, have brunch etc. Then on Sunday in the same neighborhood look at every Open House, it doesn’t matter that you are not looking for a studio apartment or the highest price house in the neighborhood, it is all part of being out and getting to know the neighborhood. Use the subways each time (although weekend service at the moment is a bit hit & miss with their “improvements” happening) and also rent a car to see how close it is to other neighborhoods to drive. Nine out of ten of the people I know that have done this in the last year have ended up wanting Crown Heights; because they realize the “Crime” is not as high as the myth dictates and sadly the crime that does happen is mostly personal & domestic. But what most people comment on is that it is still whole real neighborhood with real mom & pop shops and services and also many houses come with parking, so it is easy to drive to every restaurant etc. in the evening in all the neighborhoods if that is what you want to do, plus you get the 2,3,4 & 5 and a seat all the way in the morning! But you will have real neighbors, not nosy neighbors, but just looking out for each other and there if you need them. The center of the neighborhood 3-4 blocks either side of Eastern Parkway, I think is best.

Research, research and research. If you have kids, depending on their age they wont just go to a good school automatically. Of course maybe you will place them in private and then that is not a concern. Kids should be the first concern. Some neighborhoods are great but with CRAP schools. Look to the DOE website and educate yourself. As far as neighborhoods I tend to agree with your comments and most others. Cobble Hill: Why so expensive? Because all of the Wall streeters, stock brokers and hedge funders from Manhattan ( and abroad) have moved here and brought the high real estate value with them. Cobble Hill and Carroll Gardens rentals have tripled in 10 years. Sales have five folded. Brooklyn Heights: yes, gorgeous and boring. Great transportation options and short commute. Its getting better food wise, though. Fort Greene: yes, not as “quaint” at night and higher crime. This goes with the influx of new people moving into the neighborhood with money. More money, more crime. Gentrification 101\. Park Slope: transportation is fine but yes, a bit boring. Warning, and I say this with respect to your situation. Look at prices all over and look to many brokers and Craigslist. You mention paying too much for too small a space in Manhattan? Its not much different in BK. I am on an apartment search now and plug my budget into Manhattan and find that I am getting more yield for my rental money in the 212 than the 718\. With kids and safety a priority, your best bet might be Park Slope walking distance from the park. You might also check out Windsor Terrace close to the park. Carroll Gardens, Cobble Hill, Brooklyn Heights — most of that is also extremely safe though there isn’t the big park. There is more to do in or near Brooklyn Heights recently, with Brooklyn Bridge Park and more places to eat and shop along Atlantic Avenue. Parking in Brooklyn Heights is impossible.

Thank you everyone for your responses. anonCH and trudylou – I have a friend who says that Crown Heights still has “some crime issues”. What’s your perception on that? I’ve seen that there are pretty good real estate/rental deals on the area. I have kids so Cobble Hill maybe an option; I’ve walked around the area and it sure is beautiful there. However, why is real estate so expensive in that area? I asked to a r.e broker and prices were Central Park West- like! I love Fort Greene but safety is a top priority for me. Bessie- It’s good to know that one can live in Park Slope and still be well connected to the main subway lines. dorkofwindsor- Yes, it will be hard to ” give up on” Central Park. However, I am just tired of paying an absurd amount of money that in Paris, Madrid or Amsterdam would land me a beautiful and spacious apartment but in NY = a 900 square ft/not updated kitchen and bathrooms/no natural light unit. Greenmountian- ” No thanks”, to what?

Forget a real park and go for Cobble hill. Brooklyn Bridge Park is still “close enough”. You are more or less correct on BH and FG (although FG would be my second option). Unless you spend most of your time in Central Park itself then Park Slope might be more your speed. Unfortunately, you currently live in what i would consider a hybrid of Cobble Hill meets the Slope, and you would need to make the choice because it doesn’t really exist out here. It never likely will, as the population density will never exist close to Prospect Park like it does Central Park. Living @ 5th avenue in the Slope like some tend to suggest is a 13 minute walk to the Park (uphill) and basically the same walk to Central Park as living on Riverside Drive (if it were uphill). Now had you mentioned that you were fond of the amenity-starved time warp of north part of the UWS (86th / 96th) then i would say Park Slope for sure. Happy hunting!

I’ve lived in all three neighborhoods and the Upper West Side, but north of you. I’ve moved back to Park Slope. I’m near Flatbush Ave and 7th, so, depending on where we’re going we use the 2/3 or the Q. 2/3 gets me downtown in less than 1/5 hour. Q to Union Square in a short time depending on when the train shows up. We don’t have as many strollers at our end of the Slope and there are plenty of places to go out, esp. on 5th Ave. My take on Brooklyn Heights was that it was a little boring, but there have been a lot of dormitories moving to the area and there seems to be more happening around there now. Ft. Greene was a while back, but we had some serious crime issues – nicest place for friendly neighbors, though. UWS, nice, again nice light, but I couldn’t find as good an apartment.

I would think it depends on what you want and what you plan to spend. Are you young and child free with decent income? Maybe Williamsburg. Do you have kids and care about public schools? Then maybe Cobble Hill. Do you want lots of space in a beautiful area? Try Crown Heights. Kids, dogs, age, income, interests all make a big difference. Each neighborhood has it’s trade offs.

We moved from Gramercy to Crown Heights. We have 2 kids and it is very family oriented. You mention long commuting – from what? Prospect Heights and Crown Heights North have better trains 2-3 and 4-5 access and both are relatively close to the Park. You have better night life in Crown Heights around Franklin and Washington Aves though – Franklin is the best spot. Come on a sunny weekend afternoon and stroll from Eastern Parkway to Dean on Franklin and you will see what I mean. Fort Greene is lovely – beautiful houses but trains are an issue. Park Slope is a bit overrated and I think somewhat boring compared to the action in Crown Heights, Clinton Hill and FG. In Brookllyn you need a car (an adjustment) there is no other way, with kids and then you can easily enjoy all of these neighborhoods I mentioned that are within a 5 min drive. Good luck.
