Is it worth getting a C of O when there isn't one?

So my house has never had a C of O. Was configured as a two family when I bought it, still is used as such (owner occupied with one tenant). HPD and Finance have it as a 3 family – perhaps it was used as such at one time, though I can’t figure out how that would have been. Given the additional code requirements (and HPD registration) for 3 families, is it worth getting this “taken care of.” I can’t imagine ever wanting to use it as a 3 family. Is there anyone who knows if there is a process to get classification changed with HPD or Finance alone? Or do I have to hire an architect who will draw plans to get new c of o (and who knows what can of worms that would open?). Life and owning housing in NYC is a series of compromises – just trying to get some helpful (and hopefully pleasant) responses from knowledgeable people. Thanks in advance…

Don’t listen to that poster. You do not need to get a C of O if you building is pre-1938\. All you need to do is contact bklynrpa@finance.nyc.gov to have them come out to inspect. They will be looking for two kitchens. This might lower your taxes a bit too.
