How much $ to hold back after renov?
After the gut renov of a bathroom, how much (%) should be held back from payments to the plumber, and for how long, after job is complete? I always pay promptly but want to be sure the job was done properly before making final payment.

$0 if the work done! 100% if the work not done. A % if you agreed beforehand (10% ‘standard’ but you must have agreement) – It also estabishes the timing. Anything else is subjective and thus subject to disputes… You get what you pay for…

Was there anything in your contract about the payment schedule? Did you ever discuss the final payment schedule with your contractor? If there is nothing in writing, I would assume that you owe the plumber full payment when the work is complete. Note that as nancyk says, the definition of complete on permitted work is when the permit is closed.

if the plumber pulled a permit, 10% hold back until the permit is closed out.

As an owner, and if you contracted the Plumber yourself I would hold 10% retainage for at most 30 days. Should be plenty of time to test and approve the work. — MOSFIGUL AKTAR Architectural Designer Certified Construction Manager P: 917.495.6775 F: 718.676.6620 E: Info@AktarGroup.com W: www.aktargroup.com
