How Long Does it Normally Take to Get Permits Approved from DOB?

Just purchased a house in a non-landmarked area that needs top to bottom renovation–an entire gut, and am considering adding an extension as well With an expediter, how long will this type of project take to get approval from DOB?

Our DOB approval took about 3 months in BK. Could have been faster but we got our objection letter over the holidays- and had to wait to resubmit. First get an architect to draw the plans. You may need an engineer as well if there is a structural work. Once the plans are approved your GC, plumber and electrician can pull the permits.

As mentioned above Brooklyn DOB is poorly managed. An expediter while necessary does not have any effect on timeline for approval. Depending on whether you have all paperwork in place prior to filing and depending on the examiner you get you are looking at 3 months best case to 8 months worst case. http://brownstoner.staging.wpengine.com/curated

It will be months for approval, not weeks. It generally takes 3-4 weeks to get objections back after filing, and then you’ll often have to wait several weeks between appointments with the plan examiner. DOB is understaffed (that’s why it takes so long to get appointments), and poorly managed (I’m certain that if you presented the same issue to 10 plan examiners, you’d get 10 different answers). One more thing, most jobs other than tiny little renovations have multiple permits and multiple applications. These applications are all evaluated separately and approved at separate times. You may receive 1 permit for one aspect of the job without even having filed for other permits.

There are so many factors and variables that would affect the time to get approved drawings it is impossible to say. As an architect I do not believe anyone can really give an accurate answer to that question. Any answers you get will be shot in the dark guesses.

First you need approved plans. Once you have approved plans, the correct insurance etc. you can get the permits relatively quickly. It is the plans that take the time, depending who is drawing them up, submitting them etc. it could be a matter weeks or months.
