How do I know if I need an architect?
Is there a rule of thumb to know when one needs an architect and when one can just deal directly with a contractor? I’m planning a kitchen renovation that will involve adding a wall across a space that is currently open, replacing all existing cabinets and breaking into the soffits to add a second row of cabinets. Also would like to streamline a couple of columns that seem mostly hollow (that I think are covering plumbing lines). But since I already know what I want to do and am comfortable picking out the cabinets and finishes myself I wonder if I can bypass the architect or designer. Grateful for an opinions people can offer.

There are no bad architects, only bad clients.

There are two reasons for a homeowner to hire an architect: 1\. It’s legally required because the work will need to be filed with the building department and you can’t do that without an architect (or an engineer). You don’t need a permit to replace your cabinets, but that wall is a different issue. The city wants to make sure you’re not blocking required light/air, meeting kitchen ventilation requirement, and most importantly, maintaining legal egress through the apartment. 2\. Because you want your kitchen to look really good, which is a nice thing to have, and will increase your resale value some day. The caveat to this is that you have to hire a good architect – and good does not necessarily mean expensive – they’re out there, but there are also lots of not so great architect’s too, just like there are mediocre lawyers, and bad car mechanics. jcarch ———————— James Cleary Architecture brownstoner.staging.wpengine.com/jamescleary
