Did I miss the boat on the under-$800K multifamily in Crown Heights?

Did I miss the boat on the under $800k multifamily in Crown Heights that isn’t in Weeksville? I’m really hoping that some new things come up soon. The inventory out there is pretty horrible right now.

Im about to put one on the market in Crown Heights. Gut rehab brownstone. 1.6 You DIDNT miss the boat, just be patient. As a Broker these things fall on my desk all the time and half the time I barely have to list them. I literally got 50 calls (day 1) on a shortsale (brownstone kinda) a few years back in 2011\. Even after I closed the listing the phone didn’t stop ringing for a few months. He picked it up for 305 I think and at the time it was easily worth 650+ renovated. The guy called me back and now Im working on getting him another one. Brooklyn is insane.

that boat has definitely sailed in Lefferts Gardens, even for under $1M. If you’re willing to look east of Nostrand or south of Parkside you may find something in that range. There’s just very, very little inventory. Maybe some more will come online in the spring, but there are a lot of buyers on the sidelines. Good luck doing it yourself, especially these days. I see tons of people try and fail bc they think they are being aggressive and on the hunt but they are really one of literally thousands of people looking for the same thing. If you wait for something to come up online its too late already. Save yourself the time and hassle and get someone who is good, has the connections and experience. You will need to be patient and ready to strike when the right thing pops up. You need to be ready to make this your top priority and know what is reasonable in terms of product and price and at the levels you are talking a place will probably need some work. If you are going to be finnicky about the particulars you prob wont find a place ever bc its too competitive.
