deck in undersized lot.

Hey Everyone, Would greatly appreciate any guidance with the 2 questions posted below: 1) We have a connected row-house (20 wide by 30) in an undersized lot (1200sq ft 30 by 60). My understanding is that there is an exception in the code to allow me to extend the current structure from 30 feet to about 37 feet. Is that the accurate ? Does anyone happen to to know the regulation in the code? 2) assuming the above is correct, is that there also is an exemption to add a deck on the remaining 23-24 feet? If yes, how large can that be?

r2, that’s not quite accurate. There is a code memo (TPPN 4 03) which specifically permits a deck (open porch) to project 8 feet into the required rear yard. The same memo references your point of usable space by saying “there shall be no usable building or storage space underneath.” This is also the memo that clarifies the issue of combustible materials for decks.

Typically you cannot build a deck within 30′ of the back property line. And you cannot build a deck out more than 8′ if you have living space on the floor below. And there are of course other issues depending on your exact location, site lines, zoning etc.
