CofO Change Question

Can anyone that has experience changing a of CofO (particularly from a 5-6 family to a 3 family but any feedback would be great) talk to the necessary steps and is it worth it for tax purposes and value? Approximate costs on the administrative and design end as well. This is a brownstone I am speaking of. Thanks!!!
