Asbestos removal costs
I just bought a small brownstone in BK and there is definitely asbestos wrapped pipes in the cellar (on an old boiler). Can someone give me guidelines to the costs of removing asbestos? Ballpark will be fine – is it hundreds or thousands? Thank you.

A few years back, we spend $4500 for removing asbestos wrapped pipes in the cellar when we replace old boiler at home. It’s not a big job, but cost more.

Here are some facts since this thread is all over the place: Any “plumber” who tries to remove asbestos is not a legit plumber. A plumber will lose his/her license and will be held criminally liable for any contamination that occurs as a result of their disturbing the product. I know because it’s been drilled into my head for years by the Dept of Buildings, because I’m a licensed plumber. If they hire someone to do it for you, chances are pretty darn good they’re putting a couple hundred bucks markup on there for themselves for the convenience of having made that telephone call for you. Do yourself a favor and call a company and have it done and take the certification (ACP-5) holding you harmless that the remediation was done properly and in a compliant way before the plumber/heating company gets there to change the boiler.

I would be really surprised if you could find someone to do both. I believe abatement companies are heavily regulated locally and by the EPA, it seems like an odd thing to do in addition to plumbing…

Yet Another boiler conversion guy who said he won’t touch asbestos. I have at least 8 feet of it and possibly as much as 20\. One stop shopping (conversion and abatement) would be great. Would be grateful for a recommendation.

We used First Response Contracting for our abatement (much larger area than you.) We were going to use Leinster but they ended up being unable to do the air monitoring we needed (and First Response was cheaper.) We were very happy with their services.

Recently had a very small amount removed too. Cost around $2,000\. Setting up and cleaning up takes a while, so I think that’s around the minimum, but having more removed shouldn’t cost much more.

Thanks everyone for weighing in. Sounds like everything else I’ve encountered so far – prices are pretty much arbitrary. Resident2 – I heard it’s possible to find a plumber who’ll take care of the whole thing, but I haven’t been able to find one yet. Had 2 come in. Can someone recommend a company or one-man plumber who can do a conversion (from oil to gas) and remove asbestos? (I think I have quite a bit of it running through the basement and just cannot afford 20k for that plus 10k for boiler, etc). Thank you so much! This forum is great.

No it does not cost hundreds of thousands. But have the boiler contractor take care of the whole job. This is part of the replacing the boiler price. As you cost it out with various plumbers, make sure that this as well as disposing of the old boiler etc is all part of the job. Have them price for removing all the asbestos in the basement at the same time. Yes, you can encapsulate it but at some time in the future you will need to deal with due to leaks or some other maintenance issue.

This has been covered many times on here and the responses run the gamut from do it yourself carefully to do it by the book and pay out the nose. Asbestos is dangerous, but the business is a racket too. FWIW, in California homeowners are legally allowed to dispose of “small amounts” of asbestos such as this without notification (though the state recommends a pro do it). It’s not something to be messed with but as others above have said, if the insulation is intact or can be encapsulated so that there’s no way particles can detach and be circulated in the air then you’re fine. A few years back a friend told me about getting bids and because the total length of contaminated pipe exceeded 20-some odd feet it changed classes of abatement and the estimate went from a couple hours work and a few grand to like 15-20k or more, requiring a decontamination shower, hourly sampling and monitoring of air quality and so on for a simple basement run of asbestos pipe

I don’t know how many linear feet we had, but we had a moderate amount of asbestos material wrapping our basement pipes. We could have chosen to simply cover it but knew we would be doing work down there ultimately so wanted to go ahead and get it done. As I recall it was around $4K, and we had an excellent experience with Pat and his guys.

We had a very small amount of friable asbestos (about 2-3 square feet around a duct). We brought in a fully licensed asbestos removal company (don’t recall the name, but I know that others on Brownstoner have used them). This was ~5 years ago and I believe we spent about $2,700 (but this is just from memory–it may have been much higher). It was a tiny job for them.

Then you only need to remove to within a few feet of the boiler piping you’ll be replacing.

If it’s not friable, there is no need to remove the asbestos. If it’s not disturbed, it’s most likely not a hazard. Just leave it be.
