adding another level

i would like to add another level to my 3 floor brownestone; i have space between the roof and the top floor ceiling. is it possible to raise the roof and add another level for 2 roooms? any suggestions. grace

thanks; the block is not landmark yet; quite a few of the houses on the street have 4 levels and some have 3; mine has 3; my neighbors 2 houses down have 4 levels. any recs on who can do this thanks

The first thing to look at is zoning; you need to know the allowable FAR for the district and how much of that FAR has already been used up by the present building. Definitely the building height limitation. Maybe lot coverage and yard setbacks as well. Most townhouse districts have a 30′ rear yard requirement. Second; Is the building or district Landmarked? If so, LPC will not allow a rooftop addition to be visible from the street, so it would need to be setback a bit from the front.
