We need to file construction plans for a gut reno that includes a c of o change, structural (addition) and mechanical (sprinkler) work. We made a mistake with taking on an inexperienced brownstone architect, so we now have a filing set that can be used as a reference, but which probably needs to be redone. Any recommendations for an experienced architect or engineers would be very helpful.

  1. You could try Scott Schnall who’s an engineer and expediter, especially if you just want to modify existing plans. Do a search on this site to read more about him.

  5. Agree with Jock. We’ve done this a couple of times, and like you said, usually the plans that were already done become a reference set. Because of individual drawing styles and standards the actual drawings are rarely able to be re-used. We end up re-drafting them to meet our standards, and then moving on from there. At the very least, it’s a great way to start the discussion of what you do and don’t want to keep.

  6. It happens, sometimes you just don’t click with those you hire. Cut your losses and continue on. There are several who post here. Give a few of us a call. Unfortunatly, if the structural or sprinkler work was not done by a licensed engineer who can continue to be used under a new architect, that will be pretty much thrown out. The architectural might be used as a guide going forward assuming it complies with zoning and code. A new person I am sure will see things that can be done differently and will certainly make suggestions to the design. I took over a new building in BK recently that was in design phase, unfortunatly, there are issues in every aspect of that project, design, code & possibly zoning. Good luck.
