My insurance company wants me to fill in the cracks in the sidewalk outside my brownstone; otherwise my policy is void. The joints between the flagstones just need some filling in – there are no cracks in the flagstones. If I were to fill in the sore joints with the correct coloring and composite, but not seek permission from the LPC (too much paperwork and the wait could be too long), could I really fall foul of the LPC or will it really care? Many thanks for your thoughts and advice

  1. Cracks between flags are filed in with sealant per DOT regs. There are relatively few manufacturers of this type of sealant and a limited color selection unless you go with some rather professional two part products.

    PS – This seems to have satisfied my insurance carrier.

  2. I don’t think you need LPC approval for this type of repair work. From the FAQ section of their website:

    Do I need a Commission permit to make ordinary repairs?
    You do not need a permit from the Landmarks Commission to perform ordinary repairs or maintenance chores. For example, you do not need a permit to replace broken window glass, repaint a building exterior to match the existing color, or caulk around windows and doors. If you have any doubt about whether a permit is needed, call the Commission at (212) 669-7817.
