We are working on a refi and would like to gather some comps. Does anyone have knowledge of recent sales of renovated two or three family brownstones? Central Cobble Hill, reno is about ten years old, new brownstone facade, bldg is 20×40, 100 foot lot, mid-block.

  1. Do you have a mortgage person yet?

Interest rates are very very low.

If you are still in the market give me a call.

    Thanks

  2. you realize you have absolutely no control over comps a bank appraiser uses, right? consider yourself lucky if there are no comps from gowanus and red hook. ours couldn’t find any renovated comps but found a sad excuse for a house under the train tracks (miles away, different zip code) that had new rental finishes.

  3. for example, cobble hill & cobble hill west; 2&3 Family; Sale date from 9/10 – 2/11; price >280k
