I’ve got an upcoming inspection for a brownstone coop apt.

I’ve never done this before, so I’m just wondering what types of questions we should ask / look out for. I’ve googled this as well, but would love tips specific to brownstones/old bldgs …

  1. You shouldn’t need to guide your inspector. Hire someone who does mostly brownstones and other old buildings. Anything you have noticed that you have a question or concern about with the particular building you should ask the inspector about. They should inspect the exterior and cellar of the building in detail as well as your unit and any common areas. Attend the inspection and discuss each area with the inspector as they go. Learn from them what are the warning signs for a roof needing replacement, bad cracks vs. ok cracks, age of plumbing and mechanical, quality of any renovations in the unit, any evidence of structural issues, etc. Each building is different so you want to focus on the particular situation at hand.
