I am renovating a bathroom which has a smaller room with a condensing boiler. Does anyone know about the requirements for the access door? Do i need to have a fire rated door?

the DOB has it own set of rules but it is safe to do with a 2 hr fire rated wall and 90 minutes door opening out. yes you do need a fresh air intake
you need a fire rated door legally.
Why does it need a vent if it relies on outside air for combustion?

And the door has to swing out.
The room should be fully enclosed in the proper fire rated enclosure and it should have a fresh air intake for the boiler.
you are legally required to have a fire proof door for safety.
